Gleamsure LLC – Terms and Conditions

1. Definitions

  • Services: Currently includes residential and commercial cleaning. Additional services (e.g., HVAC, roofing) will be phased in and governed by supplemental agreements.

  • Utilities: Water, electricity, trash/recycling bins, and other resources required for service execution.


2. Scope of Services

  • Current Services: Residential/commercial cleaning (e.g., vacuuming, mopping, dusting, window cleaning).

  • Future Services: (e.g., HVAC, plumbing, roofing) will require separate agreements.

  • Hazardous Materials: Clients must disclose mold, chemicals, or biohazards (e.g., animal waste) before service. We do not handle mold remediation or hazardous cleanup at this time.

  • πŸ”’ Service Duration: Each flat-rate service includes a maximum number of labor hours based on the selected package and home size. If services cannot be completed within this timeframe due to property condition, Gleamsure may either (i) schedule a follow-up visit at the same flat rate, or (ii) reclassify the booking to the appropriate package.

  • πŸ”’ Heavy-Soil Clause: Homes in unusually dirty condition (excessive buildup, odors, pet hair, etc.) may incur a Heavy-Soil Fee of $50, disclosed before service begins.


3. Booking & Payment

  • Deposits: A 30% deposit is required for commercial projects over $1,000.

  • Payment: Full payment due at booking via our website. No on-site payments.

  • Recurring Services: (e.g., weekly cleaning): Monthly auto-renewal; cancel 7 days before the next cycle. Price changes communicated 30 days in advance.

  • πŸ”’ Package Limits: Flat prices apply to homes within typical square footage for the selected bedroom/bathroom count. Oversized homes may be reassigned to the next tier package.


4. Client Responsibilities

  • Access: Provide safe access to the property and Utilities.

  • Safety: Secure pets, disable alarms or harmful security measures, and disclose fragile/hazardous items.

  • Permits: Client is responsible for permits if required for future services (e.g., electrical work).

  • πŸ”’ Preparation: Client must declutter floors and surfaces before service. Gleamsure reserves the right to reschedule or adjust scope if excessive clutter prevents cleaning.


5. Cancellation & Refunds

  • Cancellation Fees:

    • 24+ hours notice: No fee.

    • Less than 24 hours: 50% of service cost.

  • Refunds: Refunds will be issued for missed appointments or damage caused by our negligence. No refunds for subjective dissatisfaction. Cancellation policy also applies here. Refund requests must be emailed to [email protected].

  • πŸ”’ Same-Day Policy: No reschedules are allowed on the same calendar day as the appointment.


6. Liability & Insurance

  • Disclaimer: β€œGleamsure LLC is not currently insured. Clients agree to hold us harmless for damages unrelated to our direct negligence (e.g., pre-existing wear and tear).”

  • Future Coverage: Insurance terms for future services (e.g., roofing) will be added as phased.

  • πŸ”’ Valuables & Fragile Items: Gleamsure is not liable for damage to valuable or fragile items (artwork, collectibles, electronics, jewelry) unless the client provides written disclosure prior to service.


7. Utilities & Property Use

  • Authorization: Client grants access to Utilities (e.g., water for floor cleaning, trashcan use, Wifi for security recording).

  • Costs: Client bears Utility costs (e.g., electricity for equipment).


8. Waste Disposal

  • Included: Basic cleanup (e.g., trash from cleaning).

  • Excluded: Hazardous waste (e.g., paint, chemicals) unless specified in a future service agreement.


9. Media Rights

  • Photos/Videos: We may use images of your property for marketing unless you email [email protected].

  • πŸ”’ Confidentiality: No personally identifying information (e.g., addresses, family photos, security details) will be shared in marketing materials.


10. Dispute Resolution

  • Governing Law: Erie County, New York.

  • Small Claims: Disputes under $5,000 filed in Erie County Small Claims Court.

  • Mediation: Required before litigation.

  • πŸ”’ Arbitration: Larger disputes will be resolved through binding arbitration, with both parties waiving jury trial rights.


11. Mechanic’s Lien

Unpaid balances over $1,000 may result in a lien on the property.


12. Non-Solicitation

Clients agree not to hire our employees/subcontractors directly for 2 years.


13. Future Services

Phased Additions: Terms for new services (e.g., HVAC, roofing) will be added via website updates or supplemental contracts.


14. Entire Agreement

No verbal agreements. Amendments require written consent.
